PRICES

Our builds are not mass produced or pre-fabricated building. We create projects which have the size, specification and design that best suits you, your garden and your preferences. The end product will be a building that demonstrates your own individuality, taste and needs. 

 

We do not have a set price list for the bespoke designs as they are all custom made and vary dependant on your selections. That being said we have a set of case studies/previous projects including the prices as well as a common specification breakdown to help you gauge the pricing.

Here is an example of a premium specification on canopy designed room:

 

  • Full installation
  • Bespoke designed 1.5mm light gauge steel frame (100mm insulated cavity)
  • Concrete Pad Foundation 
  • Aluminium Bi-folding doors 
  • Choice of premium cladding for frontal of build (Natural wood finish or composite) 
  • Internally plaster-boarded ceiling and walls
  • 500mm full powder coated aluminium canopy overhang
  • Plaster-boarded walls and a full professionally plaster skim finish 
  • Painted internally
  • Choice of laminate floor with underlay
  • Internal electrics sockets, switches and lighting (quantity dependant on room size)
  • Consumer unit (Fitted, tested and certified) 
  • 3 walls of 0 maintenance 100mm insulated micro rib cladding (230mm total wall depth)
  • Insulated composite box profile roof system
  • 215mm wall depth
  • The room is completed to a ‘plug and play’ standard. The only thing NOT included in the price is the installation of the armoured cable. The reason for this is prices can vary depending on the distance between the main power supply to the building location.

Price guides for the premium specification rooms

  • Price for rooms <12m2 £POA
  • Price for rooms 12m2- 15m2  £1000.00pm2 + VAT 
  • Price for rooms 15m2 – 20m2 £975.00pm2 + VAT
  • Price for rooms 20m2 – 25m2 £950.00pm2 + VAT
  • Price for rooms 25m2+ £925pm2 + VAT 

You aren’t restricted to specific sizes within the square meterage this is another great aspect of having a bespoke build. We can work to the millimetre to ensure a great fit in your allocated space.

  • WiFi compatible glass panel wall mounted heater supplied and installed – £200.00+VAT 
  • Upgrade sockets to include extra USB ports – £10.00+VAT per unit 
  • External waterproof double socket – £80.00+VAT
  • Internal store room – £POA
  • Partitioning walls – £POA
  • Internal timber door – £380.00 – Architrave, handles, hinges and lock 
  • Decking – Composite Decking solution –£POA  example of entry level £226.00+VAT per sq metre
  • Air conditioning – £POA
  • Additional sockets – £40.00+VAT per unit 
  • Additional spotlights – £30.00+VAT per unit 
  • Additional wall mounted up and down lights – £55.00+VAT per unit + £10.00+VAT for PIR lights
  • Cedar cladding treatment – £70.00+VAT 2.5L supply only Osmo clear UV oil
